About yards in Santarra
Santarra's range of home sizes means a range of yards, from compact backyards behind the smaller floor plans to larger lots behind the five- and six-bedroom homes. What they share is age. Grass planted when the home was new has usually been reseeded and patched many times, and the soil under it has settled unevenly in spots.
The irrigation tells the same story. Original valves, heads, and drip lines from the mid-2000s tend to leak, clog, or spray the wall instead of the lawn. When we convert a Santarra yard, we look at the whole system, not just the grass on top of it.
Santarra HOA and turf
Santarra has its own homeowners association with landscape rules for the community. Because the neighborhood was built out around 2006, it is very likely past the developer-control period, which means the Arizona turf protection for homeowners generally applies here. Your HOA can still set rules on placement and appearance, so check the current guidelines and submit your plan before work starts.
We'll give you the turf spec sheet, color, and a simple layout sketch for the submission.
Projects that fit Santarra homes
The most common Santarra project is a full backyard lawn replacement: the tired grass comes out, the old sprinkler zone is capped, and a new compacted base goes in under the turf. Families with dogs often add a pet turf section with odor-control infill near the patio door.
Front yards are the other big one. A small front lawn that browns every July is an easy swap for front yard turf that looks the same all year and keeps the house looking cared for from the street.
What a turf conversion looks like in an older Santarra yard
Converting a mature yard starts with what's underneath. We cut out the sod and the thick root mat that builds up over twenty years, then check the grade: older yards often slope back toward the house where soil has settled against the foundation. We correct that before any base goes in, so rainwater runs away from the home.
Next we trace the irrigation. In many Santarra backyards, one valve feeds both the lawn and the trees along the wall. We split those so the trees keep their water after the grass is gone. Then comes the crushed-rock base, compacted in layers, a weed barrier, and the turf itself, seamed and secured around every edge.
Mature trees are common here, and their roots have had two decades to spread under the lawn. We work around them instead of cutting through them, keep the base shallow near the trunk, and leave a mulched ring so the roots still breathe.
Water savings for a typical Santarra lawn
An older lawn on an older sprinkler system usually wastes water on top of what the grass actually needs: leaky valves, broken heads, and overspray onto sidewalks. Turf ends the grass watering and the waste together.
