About yards in Sundance
Sundance includes both family neighborhoods and a 55-and-over Adult Village, so the homes, and the yards behind them, vary. Many front yards have a patch of grass surrounded by rock, and many backyards have a lawn that was put in when the home was new.
An older lawn usually means an older sprinkler system too. During an install we cap the lines that fed the grass, so you're not maintaining or paying to run irrigation you no longer need. If your drip system also feeds trees and shrubs, we leave that running.
Sundance HOA and turf
Sundance has community associations that set landscape rules, and the Adult Village has its own. Homebuilding here started more than two decades ago, so the developer-control period has likely ended, but confirm with your HOA which rules apply to your home.
Once we've measured, we'll help you prepare the submission with the turf product, color, and a simple layout.
Projects that fit Sundance homes
In family neighborhoods, the most common project is a backyard lawn replacement: out with the patchy grass, in with an even surface kids can play on. In the Adult Village, the appeal is usually about time and effort: no mowing, no edging, and no fighting the sprinkler timer every season.
Front yard turf is popular in both, because it replaces the one patch of grass that makes a desert front yard look tired in August.
Removing an old Sundance lawn the right way
Taking out mature grass is more than scraping the top. We remove the sod and root layer, cap or reroute the sprinkler lines that fed it so nothing keeps leaking under the new surface, and bring in a fresh base. Trees and shrubs that shared those lines keep their water on a separate drip circuit.
If you live near the golf course, we'll talk through turf colors that blend with the fairways so the view from your patio stays consistent.
Older neighborhoods also tend to have mature trees whose roots have spread under the lawn. We work around them rather than through them, keeping the base shallow near the trunk and leaving a mulched ring so the tree still gets air and water at its roots.
Water savings for a typical Sundance lawn
Older sprinkler systems tend to waste water through leaks and overspray on top of what the grass itself uses. Removing the grass area removes both.
